Home Inspection Options

  • Inspections With Written Reports

This is the typical inspection most people are looking to have completed. Full written reports will give you detailed information about the condition of the building and the many different systems and system components within. Full written reports will usually include pictures, and a brief walk-through is done after the inspector is done with full inspection to go over any questions the client (you) may have, or bring up any major concerns noted during the inspection.

  • Walk-Through Inspections

A walk-through inspection is the home inspection without a written report or any pictures. Walk through inspections are done by the inspector WITH you. The idea is to give you a better understanding of the condition of your present home or the home you are considering buying. Throughout the inspection it is recommended that the client take as many notes, pictures, etc. as possible and make sure to ask as many questions as needed. Again, it gives you the opportunity to have an unbiased review of the home by a professional while you are standing there.

  • Annual Maintenance Inspections

Annual maintenance inspections assess all aspects of your home for any needed repairs. Not only do our annual maintenance inspections help you stay on top of your home's maintenance needs, but they'll also alert you to any crucial repairs that need to be completed prior to selling your home. The inspector will follow all NYS Standards of Practice for home inspectors while performing an annual maintenance inspection.

  • Pre-Listing Inspection

A pre-listing inspection is exactly as it sounds, it is an inspection of your home prior to putting it on the market. Conducting an Inspection before your buyers do, will allow you to see your home through the eyes of a professional, neutral 3rd party, and it will make you aware of immediate safety issues, areas that are of immediate concern, or other areas that may or may not be noted by fellow home inspectors. It will also allow you time to get reasonable priced contractors to repair any and all of the concerns noted, or to make the repairs yourself (if qualified) ahead of time so that the defects won’t become a negotiating tool for the person trying to buy your home.
